After months of hard work and development, we are pleased to announce the return of our Down Payment Assistance Program!
Since the April 30th sunset deadline of the First Time Home Buyer Tax Credit (which also caused our initial Down Payment Assistance Program to sunset) we have been overwhelmed with requests to develop a new Down Payment Assistance Program.

Hey, times are tough. The government isn’t making things any easier. Hey, after all, they were the ones who eliminated the Down Payment Assistance Program for FHA loans under George W. Bush
Since then, they have only made loans harder and harder to get by increasing down payment requirements, increasing credit score requirements and invoking recourse on mortgage lenders under Barack Obama.
Additionally, under the Obama Administration, in their infinite wisdom, they forbade utilization of the First Time Home Buyer Tax Credit as a means of your down payment.
Thankfully, we were first to market with the only Down Payment Assistance Program nationwide that worked in conjunction with the First Time Home Buyer’s Tax Credit of $8,000. We did on owner financing deals what the government wouldn’t allow to be done on conventional financing deals and that was utilization of the First Time Home Buyer Tax Credit as a down payment via our Down Payment Assistance Program.
What’s wrong with this picture?
Still, since G. Dubya so intelligently eliminated the Nehemiah Down Payment Assistance Program and simultaneously put tens of thousands of people out of work while stopping hundreds of thousands of people from realizing their dream of home ownership, there has been no successful attempt at reviving the Down Payment Assistance Program for conventional lending.
When the government fails, as they so often do, the capital markets (a.k.a. small business) comes in to the rescue.
And, where the government has failed you, we haven’t.
