Once we’ve done this, you can go see the homes and determine if they work for you. You will never have to talk to the seller!

We have actually found a client’s Dream Home, negotiated the deal with the seller and had the property under contract in as little as four hours. With this option, you will have direct access to the owners of the company who will be personally negotiating on your behalf. This is also the ONLY level of service that we will contact a home that is listed with a Real Estate Agent. We are investors, not Realtors. It is our experience that we can get forty homes under contract that are listed by owner in the time it would take for us to get one under contract listed by a Real Estate agent. Why is that? Realtors do not want to do lease option deals because they want to make a 6% commission today which they obviously don’t do on a lease option. Additionally, many of them have little or no understanding of how to actually put a contract together. So, the combination of lack of education, inexperience, little compensation up front and deferred compensation makes it very unattractive for them.

The cost of the Platinum HomeFinder Program is fully credited to you at contract execution and applies towards your required option fee or down payment. For example, if you are purchasing a property with a required down payment or option fee of $4,000 and you selected our Platinum Service, you would only need an additional $3513 plus your first month’s payment at contract execution ($4000-$487=$3513)

Once you sign up for the Custom HomeFinder Service and email us the HomeFinder Form, we will get started immediately. We will contact you for the HomeFinder consultation and send you instructions so you can pro-actively aid in the search as well.

Once we locate matching properties and/or you send over properties that work, I will initiate contact with the sellers, Realtors or property managers and work to get the properties under contract. Once we have them under contract, you can go see them and if you like them, we are done. We can wrap the deal up that day if you want.

The fee for the Custom HomeFinder service is $487 and it is credited towards your down payment when you execute a contract. It is a litmus test of your seriousness so we know that we are not wasting our time, our staff’s time, our money or the time of a bunch of sellers that we contact on your behalf. It is designed to be a road block for time wasters and people who aren’t serious. If you are willing to invest $487 that says to us that you are serious and we are not wasting time. So, the money isn’t a fee or a loss, when you go to contract, it gets credited towards your down payment requirement which is typically 2% of the purchase price of the property in most cases. Except as a credit towards your down payment, the money is non-refundable. The reason here is that if a buyer turns out to be a fruit loop and cannot go to contract because they misrepresented the funds they have or they are in a lease they cannot get out of for an extended period of time (both of these things have happened), we have to have something to cover our time and costs. We don’t do these deals to make $487, rest assured. It isn’t a profit center. It is so buyers have some skin in the game if they are going to utilize our time and resources. Once you complete the HomeFinder Form, execute the HomeFinder Contract For Services and we start working on locating a property for you, the money is non-refundable but credited towards your required funds when you execute a contract. If you think you may want a refund at some point, don’t even bother signing up. We had to institute this policy because everyone talks a great game, but some people unfortunately do not have the cash resources they claim or the ability to proceed with a contract due to an existing lease, yet, they didn’t mind wasting our time securing a property for them. We often get asked, “How do I know you can find me a home?”. The way you know we are going to locate a property for you is because you will be proactively involved in the search and assisting us with locating properties that work. Additionally, you may always contact any of the people that have been so kind as to provide testimonials on our website. Their phone numbers and email addresses are provided as well.

Once you sign up for the Custom HomeFinder Service and complete the HomeFinder Form, we will do a phone consultation so we can get a better gauge on what you want and what you don’t want. Then, with the information on the HomeFinder Form, we will begin searching for properties that match your description. We will also send you instructions on how you can aid in the search. We will show you exactly what we are looking for, where we look and how to send us information on properties that you find. The reasons we have you take a pro-active approach are multi-fold. First, you instantly know if you like something or not. We are simply going from a checklist. Second, it speeds up the process and helps us gain a better understanding of your likes and dislikes. 9.9 times out of 10, we only have to secure one home for a client because we have drilled down exactly what they want. They see one house and we are done. One tenth of the time, there is something missing that we couldn’t tell from the listing, photos or contract and the home doesn’t work for a client. In that case, we enroll that home into our standing inventory, blast it out to our other buyers and sell it that way. We then go get another home for that buyer. Once we identify homes that match the description of what you are looking for, we initiate contact with the seller, property manager or Realtor to determine if the home is viable, meaning, is it in foreclosure, if it is a rental is the seller also amenable to a sale, if it is for sale is the seller amenable to a short term owner finance deal, etc. Once that information is obtained, we move forward or move on to the next one depending on the answers we get. If the seller is amenable, we move forward with the due diligence process and get our option contract executed. Once that is done, we have control and access to the property. We provide you with the lockbox code or schedule a showing (if the home is occupied), you go see it, if you love it we are done. If something is off, we enroll it into our inventory and go get another one. For obvious reasons, we like to drill things down and only have to negotiate one deal for a client and we have been very successful at that thankfully. If we have to negotiate more than two, something is wrong somewhere and it is typically a couple with different and opposing desires. We cannot do anything about that. You and your significant other need to be on the same page. In any case, there should never be a reason that we would have to get more than 3 properties under contract for you. So there is no misunderstanding and you don’t have the wrong expectation, this is not a free for all where we are going to go negotiate thirty deals so you and your significant other can go see a bunch of homes. That isn’t necessary. This is caveman style. Hunt it, kill it, bring it back to the cave and cook it. If the first one tastes bad, understand why and then repeat the cycle. Having said that, where we run into some misaligned expectations sometimes is with women (and this isn’t gender bias or stereotyping). Women love to tour homes, lots of them. And they want to do it immediately and constantly. There is nothing wrong with that but the Custom HomeFinder Service is not designed for that. It is designed to secure the perfect home in the shortest possible time frame with the least amount of your time expended as possible.

Please don’t take this as if it is directed at you but if you want to go see a bunch of homes, start seeing them in the next 30 minutes and see them for free, go get a Realtor. Realtors will be happy to waste all kinds of time showing you homes for free that you have absolutely no shot of getting. We had a client come to us after a Realtor showed her 19 homes in 5 days. 19!!!! Do you have any idea how much time that takes? So, she fell in love with one, they went through the traditional offer/counteroffer/acceptance/rejection ping pong match and her offer was rejected because of, guess what? Her credit. I have another client looking for a $1.2 Mil home who has been shown dozens of homes over the last 7 MONTHS!!! And still doesn’t have one. That is insane!!!

We don’t operate that way. When we developed our program, we made the program fit our lifestyle and desires and we broke the traditional real estate model so we could do it anywhere from anywhere. We don’t drive people around, we don’t show homes, we don’t do meetings, we don’t waste our time or yours. We work efficiently to get you what you want.

What we do is get a home under contract for you, you go see it, if you love it you don’t have to worry about being approved, getting rejected, etc. It is yours. This can take some time depending on what you are looking for and the availability of that type of inventory in that market. As an example, we have a buyer looking for a newer home for $2500/mo in the Sarah Smith School District in Buckhead (Atlanta). We set her expectation up front before she paid that we were looking for a needle in a haystack and when we found it, we were going to have to move quickly because it wasn’t going to last long. In case you don’t know, Sarah Smith is the most highly respected and sought after public school district in Georgia and just happens to be in the high rent district in Buckhead where $2500/mo doesn’t get you a whole lot typically. She is off the market by about $2000 to $2500 per month in payment for what she is looking for.
