I have had a house on the market in Tennessee for 2 years. Bad timing for us, because with the housing market the way it is, there was not a lot of potential buyers visiting any houses in the area.
When called by my agent that there was an interested buyer that was represented by a company that would help him qualify for a loan but in the meantime would be leasing the property, it was met with skepticism.
The following occurred during the process of securing the contract for deed that eliminated the uneasiness and heartache that I thought would occur going through an unconventional process of selling the house.

1.    Vincent was always accessible through E-mails or phone calls and would respond quickly.
2.    There were no offers and counter-offers on the sale price which made the process move quickly.
3.    Timeliness was always of the essence and Vincent did a good job of steering the process along and we (the sellers) knew exactly where we stood the process. It felt as if Vincent was representing us also.
4.    The buyer was moved in two and a half weeks after the first contact. The full cost of the house is being paid to us as rent which was more than $300 per month more than the $1900 we had reluctantly advertised and agreed to settle for.
5.    We had to move items out of the house so I was glad to get the first month of rent before I made the commitment. The first month’s rent was wired to us the day following the signing of the contract.

I thanked Vincent after the contract was completed on making himself available for questions and for being timely.  I am glad that there is a company out there in this present housing market that could bring a buyer who truly wants a house and a seller who truly needs to sell one together.

Our experience with Vincent and Finance the Dream:

We had recently decided to “downsize” and move to a smaller home with a lower monthly payment due to the economy. Our plan originally was to rent out our current home, for just enough to cover the mortgage. We would have absolutely preferred to sell the house, but again due to the economy, we owe more than it is worth. After about 1 1/2 months of our house being listed for rent, and becoming more anxious as the time moved closer to us having two mortgages, Vincent contacted me. At first I was extremely skeptical, certain it must be a scam, or there had to be a catch. But he sounded genuine, and not like a “sales” person, so I decided to give it a shot. I did some research online etc., and could find nothing bad about him or his company, so agreed to meet the possible buyers and show the house. They were extremely nice, and once again, due to the economy, could just not quite make it to qualify for a mortgage. Less than two weeks later, all the papers were signed and they had moved into the house, and I had the first months payment in hand! So far we have had no problems, they are terrific people, and it is a weight off our shoulders to not have to worry about “tenants”. I hope that other people will consider giving this a shot, and will have as much success as we have!

I have had that house on the market with a realtor that lived IN THE NEIGHBORHOOD for eight long frustrating months without a single offer.  Not even a lowball offer!!  You listed it on Friday and had a signed lease on Monday.  My wife and I can’t believe it.  When we sell the house we get full price and save $13,000 on sales commission.  This rehab project was done for a favor for a friend and had begun to cause a serious strain on my marriage – you saved our finances and our marriage.   I owe you a case of Bud Light because “I love you man”.

I would like to comment from a Seller’s perspective. I am a Special Assets Manager for Park Avenue Bank, which has locations in Georgia and Florida. I currently work with Real Estate Brokers, Agents, Builders and Developers in order to liquidate bank owned properties.
